ABOUT US
Mode Architects Sdn Bhd is a progressive architectural firm which was formed in 2001 in Kuala Lumpur Malaysia. Mode was co-founded by two directors: Ar. Ken Lim and Ar. Azmil Abdul Azmi with the primary aim of establishing a new and successful architectural business model. Together, the founders of Mode Architects offer a combined total of more than 50 years of experience and expertise in a wide spectrum of projects.
Mode Architects is driven by the ambition of creating quality architectural and urban spaces and take each commission seriously. We focus on high-end residential works that include private bungalows, high rise condominiums and landed housing projects as well as large scale town planning works.
Our design philosophy and principles are mainly rooted in the modern architectural language with careful mix of local and tropical flavour and sensibilities to respond to the spirit of the Place and its locality. We strives for simplicity in our design solutions and harnesses the economy of means in the delivery and executions of our projects. To this end, Mode aspires to deliver design works that cater to the aesthetics demand, market conditions and social expectations. Mode also incorporates brand positioning in its projects: product identity, recognition and excellence where necessary to do so.

Cost Control
Cost management is of great importance so as to ensure that all projects are completed within the client's budget. Being thorough in defining the solution to the client's needs means providing as much information as possible to the client and being sensitive to practical budgetary constraints. We believe that the quality of a project is not necessarily related to how much it costs, but rather how wisely time and money are spent.

Managing Director
Ar. Ken Lim was born in Malacca. After his secondary education, he pursued his tertiary education in the prestigious University of Sydney, Australia and got his professional qualification in architecture in 1993. In between his professional degrees qualifications, he was interned in Architects Team 3 and Architects 1990 in Singapore during his practical year out. Upon his return to Sydney and during his final years of studies, he had also worked with his tutors in their Sydney offices during the summer breaks and on part time basis.
He returned to Malaysia in 1994 and had since worked with a few local large practices of that time. They are Veritas Architects, BEP Akitek Sdn Bhd and later Aedas Pte Ltd. During the unprecedented economic boom years of 1990s, he had the opportunity to involve in many of the prestigious projects in Malaysia. Some notable ones include Indahpura township development in Kulai with Veritas Architects, Palm Garden Resort in Dengkil Putrajaya, Damansara Perdana township development, Desa Park City township development and Templer Park Resorts developments with BEP Akitek Sdn Bhd and later the Kuala Lumpur Pavilion Project in Bukit Bintang with Aedas Pte Ltd.
His previous experiences are wide and varied and invariably more focus in high-end residential and large scale commercial and township developments.
After 7 years of practice and upon getting his registration as a Qualified Architect in Malaysia, he formed Mode Architects Sdn Bhd with friend and fellow architect Ar. Azmil Abdul Azmi in 2001 to pursue their architecture dream.
Ar. Ken is a registered and qualified architect in Malaysia. He is also a qualified architect in Sydney, Australia (RAIA) and hold corporate membership of RIBA, United Kingdom. He is also a qualified and practicing Interior Designer in Malaysia and hold corporate membership with IPDM Malaysia.
In his free time, he is actively involved in PAM publication committee for the publication of Majalah Akitek since 1998.
Currently he is the President of Sydney University Graduates Malaysia Alumni (SUGMA) and a Member of Malaysian Australian Alumni Council (MAAC) and also serve in the capacity of Executive Member of the Malaysian Australian Business Council (MABC) since 2014.
